Transportation and Traffic impacts are completed, and as provided for in the MMRP, each site <br /> developer shall contribute fair-share funds for traffic impact fees, or construct the required <br /> improvement prior to occupancy of each new use that would be developed in the Zone. <br /> Transportation and traffic improvements will be funded using one or more of a combination of <br /> sources, including the City's Transportation Impact Fee (TIF), a sales tax sharing agreement, <br /> developer cash contributions, or right-of-way contributions. In addition,the City may implement <br /> a Transportation Fee for the Zone that would be charged to future developers of sites within the <br /> Zone,prior to development of those sites. In general, Mitigation Measures 4.D-la through 4.D-lb <br /> will be funded via the City's TIF, whereas the other Transportation and Traffic mitigation <br /> measures presented in the MMRP will be funded and/or implemented by the site developer or site <br /> developers. <br /> 42 <br />
