<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-39 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF THE <br />CITY OF PLEASANTON FOR A MAJOR MODIFICATION TO AN APPROVED <br />PLANNED UNIT DEVELOPMENT, AS FILED UNDER CASE PUD-85-10-6M <br /> <br />WHEREAS, the City of Pleasanton has applied for a major modification to an approved <br />Planned Unit Development (PUD) for Hopyard Village Shopping Center, located <br />at the northeast comer of Hopyard Road and Valley A venue, to consider <br />amendments to the conditions of approval regarding uses, hours of parking lot <br />gate closure, parking lot lighting, landscaping, and lattice fence extensions for the <br />52 space eastern parking lot and buildings located at 5725 and 5737 Valley <br />A venue. The proposed amendments would implement the settlement agreement <br />between the City of Pleasant on and the property owner, Goble Properties (former <br />owner was Manufacturers Life Insurance Company); and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) _ C-C (Central <br />Commercial) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of May 27,1998, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Enviromnental Quality Act (CEQA); and <br /> <br />WHEREAS, the Planning Commission determined that the new/modified conditions included <br />with this PUD modification are reasonable and will provide the additional <br />assurance needed to protect the neighbors from potential adverse impacts from the <br />shopping center operation while providing the means for the property owner to <br />derive an economic benefit from the shopping center. <br />
