<br />Resolution No. PC-98-38 <br />Page 6 <br /> <br />PROJECT SPECIFIC CONDITIONS <br /> <br />7. The colors of the buildings shall be submitted to and approved by the Planning Director <br />prior to the issuance of a building permit and shall be consistent with the approved colors <br />on file as part of Exhibit "A". Approved colors shall be stated on the plans submitted for <br />issuance of building permits. <br /> <br />8. Prior to the issuance of building permits, the site plan shall be modified subject to the <br />review and approval of the Planning Director to reflect the following: <br /> <br />a. The home on Parcell shall be moved eastward (towards the rear) a minimum of <br />five feet to provide a longer driveway and better back-up/guest parking space. <br /> <br />b. The pavement area to the right of the Parcell driveway shall be widened a <br />minimum of one foot and lengthened in conjunction with (a.) above to provide an <br />adequately-sized guest parking space. <br /> <br />c. All setbacks for all parcels and all driveway and hardscape areas shall be shown <br />on the site plan. <br /> <br />d. The property line between Parcels 2 and 3 shall be adjusted so that each parcel <br />contains one full guest parking space. <br /> <br />9. The air conditioning units for Parcels I and 2 shall be located in the rear yard or side yard <br />away from existing residences at 194 and 196 Kottinger Drive and 4250 First Street. <br /> <br />10. The applicant shall utilize the existing utility laterals stubbed to the site unless otherwise <br />approved by the City Engineer. If the existing laterals are not used, they shall be <br />abandoned in accordance with City standards. <br /> <br />Operational Conditions <br /> <br />11. This PUD shall be subject to the uses and site development standards of the RM-4,000 <br />zoning district, except as modified expressly by the development plan and these <br />conditions. <br /> <br />12. No building additions shall be allowed for any unit. <br />
