<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-38 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF ALBERT <br />WILLIAM ESPERSON COMPANY, INC. FOR PUD REZONING AND DEVELOPMENT <br />PLAN APPROVAL, AS FILED UNDER CASE PUD-98-02 <br /> <br />WHEREAS, Albert William Esperson Company, Inc. has applied for Planned Unit <br />Development rezoning to PUD-HDR (Planned Unit Development - High Density <br />Residential) and development plan approval for three single-family residential lots <br />located at 4264 First Street; and <br /> <br />WHEREAS, zoning for the property is RM-2,500 (Multiple Family Residential, 2,500 square <br />foot lot per unit minimum) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of May 27, 1998, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff, recommended approval of the proposed negative declaration <br />prepared for Case PUD-98-02; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />I. The plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The proposed PUD plan, as conditioned, meets all applicable City <br />standards concerning public health, safety, and welfare (e.g. adequate <br />emergency vehicle access, not within a geologic or flood hazard zone, and <br />improved area circulation due to required street improvements). The <br />proposed development is consistent with the adjacent land uses, as well as <br />the General Plan land use designation for this site (High Density <br />Residential), and would result in a development consistent with the <br />existing scale and character ofthe area. The project developer has <br />dedicated land for street improvements and either will construct said <br />improvements with construction of the homes or pay for the improvements <br />which would be constructed by the City. Adequate access would be <br />provided to all structures for police, fire, and other emergency vehicles. <br />The residential units would be designed to meet the requirements of the <br />Uniform Building Code and other applicable City codes. <br />
