Since there is no specific resident yet associated with <br />either home, it is difficult to ascertain to which specific use the unit may <br />be put. The unit could be used as a guest suite, as a living quarters for <br />members of an extended family, as a rental, or as an au pair unit. <br /> <br />B. The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public heath, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br /> <br />Due to the limited size of the secondary units and their expected use by <br />extended-stay visitors or family members, traffic generated by use of the <br />units should not be greater than that of a single-family residence. The <br />homes would be constructed with three off-street covered parking spaces <br />in the garage, two guest parking spaces, and one additional space in the <br />paved guest parking area for use by the occupants of the secondary units. <br />The additional parking areas adjacent to the garages would be sufficient to <br />accommodate any vehicles belonging to persons living in either secondary <br />unit. <br /> <br />C. The proposed conditional use will comply with each of the applicable <br />provisions of the zoning ordinance. <br /> <br />Each proposed secondary unit would be constructed as an attached unit in <br />conjunction with the construction of a new single-family home. The <br />structure would remain in compliance with all applicable building codes, <br />City development standards, and development standards unique to the Oak <br />Tree Farm Design Guideline and PUD. <br /> <br />WHEREAS, the Planning Commission determined that the proposal is in compliance with <br />State law and that, as conditioned, the proposal would maintain the character of <br />the existing single-family residences and there would be no impacts on adjacent <br />properties. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case UP-98-11, the application of Standard Pacific of Northern <br />California for a conditional use permit for an approximately 480 square foot <br />secondary unit to be constructed within a home under construction at 8046 <br />Rockford Place and a 530 square foot attached secondary unit to be constructed <br />within a home under construction at 8062 Rockford Place, subject to the <br />conditions shown in Exhibit "B" and Exhibit "B-1," attached hereto and made part <br />ofthis case by reference. <br />
