<br />Exhibit "B", Conditions of Approval <br />for PUD-91-11-3M (per Planning Commission) <br /> <br />April 22, 1998 <br /> <br />I. Development shall be substantially as shown on the development plans, Exhibit <br />"A", dated "Received, April 17, 1998", including an overall site plan, typical site <br />plan, front-yard landscape plan, conceptual streetscene, materials and colors, <br />building floor plans and elevations, and related materials, on file with the Plarming <br />Department, except as modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Plarming Director if found to <br />be in substantial conformance to the approved exhibits. <br /> <br />2. Except as modified by the following conditions, all applicable conditions of Case <br />PUD-91-ll shall remain in full force and effect. <br /> <br />3. This PUD shall be subject to the permitted and conditional uses of the R-l (One- <br />family Residential) district as listed under Sections 18.32.030 and 18.32.040 of the <br />Pleasanton Municipal Code, except as follows: <br /> <br />a. Additions to the primary structure are not permitted. <br /> <br />b. Detached storage sheds shall be limited to a maximurn height of six feet (6' <br />0"), a rnaximum area of forty (40) square feet, and shall be located only in <br />the rear yard but may be allowed to be located on the side- and/or rear-pro- <br />perty line. <br /> <br />c. Except for storage sheds, the minimum side and rear setbacks for detached/ <br />attached accessory structures shall be three feet (3' 0"). <br /> <br />The project developer shall prepare development standards for spas, swimming <br />pools, decks, fences, and patio covers for review and approval by the PI arming Di- <br />rector prior to approval of the final map. Said standards shall limit these structures <br />in such a way as to ensure adequate open space in rear/side yards while allowing <br />their reasonable use. <br /> <br />4.
