<br />Resolution No. PC-98-24- <br /> <br />Page 6 <br /> <br />8. The applicant is responsible for dedicating the necessary right-of-way for the future Rose <br />A venue street width. The developer shall install street frontage improvements per <br />Chapter 19.40.010 of the Pleasanton Municipal Code and to the satisfaction of the City <br />Engineer. These improvements may include, but are not necessarily limited to, grading, <br />curb, gutter, and sidewalk along the north side of Rose Avenue, curb and gutter on the <br />south side of Rose A venue, paving, storm drain, sanitary sewer, water facilities, street <br />lighting, underground utilities, and traffic control devices (stop sign and a dead end <br />barricade). Specific improvement details shall be submitted for review and approval with <br />any subdivision application and shall be shown on the tentative map. <br /> <br />9. The applicant shall extend the existing 12 inch water line from its existing easterly <br />terminus westerly to the westerly boundary of the project site. This improvement shall be <br />shown on the tentative map. <br /> <br />10. The applicant shall pay a pro-rata share of the future water main extension along the <br />Fairgrounds property to Valley Avenue as determined by the City Engineer. Said costs <br />shall be paid prior to approval of the final map. <br /> <br />II. The applicant shall pay a pro-rata share of the future sewer main extension from the <br />project site to Valley Avenue/Koll Center Parkway as determined by the City Engineer. <br />Said costs shall be paid prior to approval of the final map. <br /> <br />12. The applicant shall extend the existing sewer line on Rose Avenue to the westerly <br />boundary ofthe site. This improvement shall be shown on the tentative map. <br /> <br />13. The developer shall construct the Rose Avenue improvements from Rose Lane to the <br />easterly boundary of the project. The City shall coordinate the reimbursement of these <br />improvements pursuant to the deferred improvement agreement with Ernest Jones. <br /> <br />14. Prior to final map approval, the necessity for the installation of a soundwall along the <br />south side of Rose A venue adjacent to the Fairgrounds shall be determined. In the event <br />that this wall would be needed to facilitate securing the necessary easement across the <br />Fairgrounds to extend the sewer and water lines out to Valley A venue, the developer shall <br />prepare a landscape plan and shall pay for the estimated cost of this wall and necessary <br />landscaping across the project's frontage as required by the City Engineer. In the event <br />that the wall is not needed, or if it cannot be determined that the wall is needed prior to <br />final map approval, the developer shall prepare a landscape plan and shall pay the <br />estimated cost for upgrading the landscaping across the project's frontage as determined <br />by the City Engineer. The money which is collect shall be used to fund the installation of <br />the necessary improvements once other developments in the area proceed. In either <br />event, the developer shall prepare an interim landscape plan which details the initial <br />maintenance activities pursuant to the requirements of the City Engineer. <br />
