<br />Resolution No. PC-98-2f <br />Page 5 <br /> <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />Case PUD-97-22 -1605 and 1609 Rose Avenue <br />Planning Commission, April 8, 1998 <br /> <br />Planning <br /> <br />1. The proposed development shall conform substantially to the site plan, grading plan, and <br />design guidelines/development standards Exhibit "A", dated "Received" February 13, <br />1998 on file with the Planning Department, except as modified by these conditions. <br />Minor changes to the plans may be allowed subject to the approval of the Planning <br />Director if found to be in substantial conformance with the approved exhibits. <br /> <br />2. The applicants shall obtain all building, encroachment, and other applicable City permits <br />for the project prior to the commencement of construction. <br /> <br />3. Final inspection by the Planning Department is required prior to occupancy. <br /> <br />4. The design guidelines shall be modified to include the requirement that sod be installed in <br />the landscape planter adjacent to the street. In addition, root control barriers and four <br />inch perforated pipes shall be installed for the street trees installed in these landscape <br />planters. An updated set of the design guidelines shall be submitted to the Planning <br />Director for review and approval prior to final map approval. <br /> <br />5. In conjunction with the tentative map, the specific details for a five (5) foot wide <br />landscape planter strip and a four (4) foot wide separated sidewalk on both sides of the <br />internal public street shall be submitted for review and approval. <br /> <br />6. A master fence plan for the entire development shall be submitted to the Planning <br />Director for review and approval prior to final map. This plan shall detail the design of <br />the proposed fencing and shall include the specific details for the fence/retaining wall <br />combination. In general, the developer shall coordinate the installation ofthe fencing <br />with the adjacent neighbors to the greatest extent feasible. The height of the <br />fence/retaining wall combination shall be generally held under eight (8) feet. <br /> <br />7. A disclosure statement which informs all potential property owners ofthe future <br />extension of the project's interior public street and Rose Avenue and of the typical <br />activities and potential impacts ofthe Fairground shall be submitted to the Planning <br />Director for review and approval prior to final map approval. Reference to this disclosure <br />statement shall be contained in the deeds for all lots to the satisfaction of the Planning <br />Director. <br />
