The proposed lotting pattern has been designed to make best use of the site for the 9 lots. The subject site is relatively flat and existing vegetation is limited. While the existing trees will be removed, these trees are in poor health and would be replaced by suitable trees. The design guidelines have also been designed to promote a continuation of the existing rural quality of the area. 6. Without these requirements, access and water would be limited during an emergency situation. 7. The plan conforms to the purposes of the PUD District. The site's isolation and infill character necessitates a PUD for its development. By establishing custom development standards for the subject project, the proposed project can be tailored to accentuate the site and development in the area while minimizing impacts. WHEREAS, the Planning Commission finds that the proposed development plan is appropriate for the site. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section I. Recommends approval of Case PUD-97-22, the application of Trumark Commercial for Planned Unit Development (PUD) plan approval to allow the subdivision of a 3:!: acre site (two existing parcels) into nine lots ranging in size from approximately 11,000 square feet to 12,500 square feet located at 1605 and 1609 Rose Avenue, subject to the conditions shown in Exhibit "B," attached hereto and made part of this case by reference. Section 2. This resolution shall become effective immediately upon its passage and adoption.
