<br />Resolution No. PC-98-2t <br />Page 3 <br /> <br />5. Streets and buildings have been designed and located to complement the <br />natural terrain and landscape. <br /> <br />The proposed lotting pattern has been designed to make best use of the site <br />for the 9 lots. The subject site is relatively flat and existing vegetation is <br />limited. While the existing trees will be removed, these trees are in poor <br />health and would be replaced by suitable trees. The design guidelines <br />have also been designed to promote a continuation of the existing rural <br />quality of the area. <br /> <br />6. Adequate public safety measures have been incorporated into the design of <br />the plan. <br /> <br />Necessary public safety measures have been incorporated into the design <br />of the plan. This includes requiring the applicant to contribute to the water <br />master planned system and improving Rose Avenue. Without these <br />requirements, access and water would be limited during an emergency <br />situation. <br /> <br />7. The plan conforms to the purposes of the PUD District. <br /> <br />The site's isolation and infill character necessitates a PUD for its <br />development. By establishing custom development standards for the <br />subject project, the proposed project can be tailored to accentuate the site <br />and development in the area while minimizing impacts. <br /> <br />WHEREAS, the Planning Commission finds that the proposed development plan is appropriate <br />for the site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section I. <br /> <br />Recommends approval of Case PUD-97-22, the application of Trumark <br />Commercial for Planned Unit Development (PUD) plan approval to allow the <br />subdivision of a 3:!: acre site (two existing parcels) into nine lots ranging in size <br />from approximately 11,000 square feet to 12,500 square feet located at 1605 and <br />1609 Rose Avenue, subject to the conditions shown in Exhibit "B," attached <br />hereto and made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective immediately upon its passage and adoption. <br />
