<br />Resolution No. PC-98-23 <br /> <br />Page 8 <br /> <br />32. The building owner/developer shall apply for and receive an encroachment permit prior <br />to the start of construction. An erosion control and hazard abatement cash bond, in the <br />amount of two-thousand dollars ($2,000.00), shall be posted with receipt of the <br />encroachment permit and shall be maintained throughout the construction period. <br /> <br />Landscape and Irrigation Design: <br /> <br />33. The final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of a building <br />permit. The irrigation design shall utilize low-volume drip, bubbler, or other water <br />conserving irrigation systems to the maximum extent possible, particularly in areas which <br />are adjacent to off-site vegetation and open space areas. <br /> <br />34. All trees used in landscaping shall be a minimum of fifteen (15) gallons in size and all <br />shrubs shall be a minimum of five (5) gallons, unless otherwise shown on the approved <br />landscape plan. <br /> <br />35. Driplines of trees planted close to chimneys shall be at least ten feet (10' 0") away from <br />the these chimney tops. The dripline shall be defined as the area on the ground that the <br />tree covers on attaining its mature form. <br /> <br />36. All landscaping and irrigation shall be installed by the homeowner within nine (9) months <br />of occupancy. The building owner/developer shall arrange a landscape/irrigation site <br />inspection with the Planning Department staff within thirty (30) days of completion of the <br />landscaping/irrigation system installation. <br /> <br />Urban Clean Water Runoff Conditions <br /> <br />37. The building owner/developer shall include erosion control/storm water quality measures <br />on the final grading plan which shall specifically address measures to prevent soil, dirt, <br />and debris from entering the storm drain system. Such measures may include, but are not <br />limited to, hydroseeding, hay bales, sandbags, and siltation fences and are subject to the <br />review and approval of the City Engineer/Director of Building Inspection. Ifno grading <br />plan is required, necessary erosion control/storm water quality measures shall be shown on <br />the site plan submitted for an on-site permit, subject to the review and approval ofthe <br />Director of Building Inspection. The building owner/developer is responsible for ensuring <br />that the contractor is aware of and implements such measures. <br /> <br />{end} <br />
