The gate and fence located between the front of the garages and the front property <br />line shall be relocated behind (south of) the garages in a manner consistent with the Moller Ranch <br />Custom Lot Design Guidelines. <br /> <br />b. A natural appearing landscape transition area, similar in design to the approved <br />transition area for the property to the west, shall be incorporated into the landscape plans along the <br />rear and side yards. <br /> <br />9. The irrigation plan shall utilize low-volume drip, bubbler, or other water conserving <br />irrigation systems to the maximum extent possible, particularly in areas which are adjacent to off- <br />site vegetation and open space areas. <br /> <br />10. All trees used in landscaping shall be a minimum of 15 gallons in size and all shrubs shall <br />be a minimum of 5 gallons, unless otherwise shown on the approved landscape plan or required by <br />the Moller Ranch Custom Lot Design Guidelines. <br /> <br />11. Any natural grassland areas to be retained within the development shall be mowed annually <br />(or more frequently if directed to do so by the Fire Marshall) for fire management purposes. <br />Groundcovers adjacent to these areas shall be irrigated in order to provide a "wet blanket" effect for <br />fire management purposes. <br /> <br />12. All landscaping shall be installed within nine months of occupancy. The applicant shall <br />arrange a landscape site inspection with the Planning Department staff upon completion of the <br />installation of the landscaping. <br /> <br />13. In the event that any additional accessory structures, including the landscape modifications, <br />tennis courts, decks, pools, spas, or building additions are proposed to be constructed on the subject <br />site, the owner of the property shall submit an application for the review and approval by the <br />Planning Director. The Planning Director may refer the application to the Planning Commission or <br />other applicable reviewing body if he/she deems it necessary. All accessory structures shall be <br />located within the building envelope area. <br /> <br />14. Any proposed outdoor lighting for the subject property shall be of low intensity, less than a <br />70-watt point source, in order to minimize its visibility from the valley floor. Outdoor lighting <br />shall also not glare onto adjacent properties. <br /> <br />15. All trees shall be kept a minimum of four feet from a property line. <br />
