<br />Resolution No. PC-98-22 <br />Page 3 <br /> <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />Case PUD-90-19-7M - 5568 Serenity Terrace <br />Patel Residence <br />March 25,1998 <br /> <br />PERMITS and APPROVALS: <br /> <br />1. The proposed development shall conform substantially to the site plan, grading plan, <br />architectural elevations, colorboard, and landscape plan Exhibit "A", dated "Received" March 20, <br />1998 on file with the Planning Department, except as modified by these conditions. Minor changes <br />to the plans may be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance with the approved exhibits. <br /> <br />2. The applicants shall obtain all building, encroachment, and other applicable City permits for <br />the project prior to the commencement of construction. <br /> <br />3. This design review approval will lapse within one year from the date of approval, on <br />March 25, 1999, unless a building permit is issued and construction has commenced and is <br />diligently pursued toward completion or a design review extension has been approved by the City. <br /> <br />4. Final inspection by the Planning Department is required prior to occupancy. <br /> <br />5. The maximum size of the home shall be 4,500 sq.ft. Specific details on the house size <br />reduction shall be submitted to the Planning Director for review and approval prior to building <br />permit issuance. The size of the home shall be reduced principally from the second-floor in order <br />to step back the second-floor from the first-floor exterior patio walls. <br /> <br />6. The building permit plans shall identiJy all exterior colors and materials and shall reference <br />the approved colors on the color and material board. <br /> <br />7. No accessory structures are approved as part of this application. <br /> <br />LANDSCAPING and ACCESSORY STRUCTURES: <br /> <br />8. Final landscape and irrigation plans shall be submitted for the review and approval by the <br />Planning Director prior to the issuance of a building permit. These plans shall be designed in a <br />manner consistent with the Moller Ranch Custom Lot Design Guidelines and shall include, at the <br />minimum, the following changes: <br />
