Adequate public safety measures have been incorporated into the design of <br />the plan. <br /> <br />As conditioned, the development of the site, including buildings and <br />access to adjacent public streets, is consistent with the requirements of the <br />City's ordinances and the Uniform Building Code. The subject site is <br />located in a rural hillside area. The revised configuration of Equus Court <br />and the orientation of the lots will facilitate a better relationship of the <br />homes to the natural terrain and landscape. The design guidelines require <br />that split pads be used for the homes on Lots 1, 2, and 3 in order that they <br />conform to the natural slope of the site. The proposed design guidelines <br />require that the homes be compatible with the rural character of the site <br />and surrounding properties. The only existing vegetation which would be <br />removed would be trees in the area of Lots 4,5, and 6 which must be <br />removed in order to complete necessary repairs to an area of <br />improperly-placed fill. <br /> <br />7. The plan conforms to the purposes of the PUD District. <br /> <br />The site's hillside topography and location along the rural west side of <br />Foothill Road necessitates the PUD zoning for its development. The <br />proposed plan would comply with the purposes of the PUD District. One <br />of the purposes of that district is that the project should "complement the <br />objectives ofthe hillside planned development district (HPD) in areas not <br />subject to the provisions of that zoning district." The objectives of that <br />district include the preservation of the predominant views both from and <br />of the hill areas and the retention of the sense of identity that these hill <br />areas now impart to the city and its environment. As discussed in the <br />West Foothill Road Corridor Overlav District section, the proposed <br />modifications to the previously-approved development plan would <br />complement the project's hillside setting and would preserve the views of <br />this hillside area and natural terrain. <br /> <br />WHEREAS, the Planning Commission finds that the proposed development plan is consistent <br />with the General Plan, the purposes of the PUD ordinance, and the West Foothill <br />Road Corridor Overlay District. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br />
