The grading takes into account environmental characteristics and is <br />designed in keeping with the best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect upon the environment as <br />possible. <br /> <br />Grading of the project site will be limited to building pads, drainage <br />swales, circulation areas, and landslide/ undocumented fill repairs. The <br />subsequent grading to accommodate the custom homes on the lots will be <br />limited to the building envelope areas and will be reviewed through the <br />design review process for the custom homes on these lots. Grading <br />conducted on the site will be subject to engineering and building <br />standards. Erosion control and dust suppression measures will be <br />documented in the building permit plans and will be administered by the <br />City's Building and Public Works Departments. A geological/geotechnical <br />report has been prepared for the project site and proposed development <br />plan. The reconunendations of that report, which address landslide/ fill <br />repairs, drainage, soil compaction, foundation design, etc., have been <br />included in the conditions of approval for the project. The project <br />improvements would include the repair oflandslides and the <br />undocumented fill area as outlined in the approved geotechnical/ <br />geological report for the site. <br /> <br />5. Streets and buildings have been designed and located to complement the <br />natural terrain and landscape. <br /> <br />As conditioned, the development of the site, including buildings and <br />access to adjacent public streets, is consistent with the requirements of the <br />City's ordinances and the Uniform Building Code. The subject site is <br />located in a rural hillside area. The revised configuration of Equus Court <br />and the orientation of the lots will facilitate a better relationship of the <br />homes to the natural terrain and landscape. The design guidelines require <br />that split pads be used for the homes on Lots I, 2, and 3 in order that they <br />conform to the natural slope of the site. The proposed design guidelines <br />require that the homes be compatible with the rural character of the site <br />and surrounding properties. The only existing vegetation which would be <br />removed would be trees in the area of Lots 4,5, and 6 which must be <br />removed in order to complete necessary repairs to an area of <br />improperly-placed fill. <br />
