The applicants shall keep the building doors of 4466 Black Avenue, Suite L, <br />closed at all times except for emergency purposes. <br /> <br />9. Prior to occupancy, the applicants shall stripe a crosswalk between the modular <br />buildings at 4444 Black Avenue and the sidewalk in front of 4466 Black Avenue <br />and install a two-sided pedestrian crossing sign (Model No. W54), as shown on <br />Exhibit C, "Staff Recommended Crosswalk Plan." <br /> <br />10. The applicants shall obtain a building permit, and any other applicable City <br />permits for the project prior to the commencement of any construction. All <br />building and/or structural plans shall comply with all codes and ordinances in <br />effect before the Building Department will issue permits. Plans shall be submitted <br />by a licensed design professional. <br /> <br />11. The proposed suite shall be modified to comply with the following Building Code <br />requirements: 1) a direct and unobstructed exjt door shall be provided for the <br />southernmost classroom, 2) all direct exit doors must swing in direction of egress, <br />3) exit signs and lighting shall be provided, 4) a one-hour occupancy separation <br />shall be provided between the classrooms and the adjacent chiropractor's office, 5) <br />one additional toilet for both sexes shall be provided, however, if the chiropractor's <br />office does not have its own bathrooms, then a total of two additional toilets for <br />both sexes shall be provided, and 6) all bathrooms shall be modified and/or <br />constructed to meet current handicapped accessibility standards. Said <br />modifications shall be submitted to the Building Department for review and <br />approval prior to construction. <br /> <br />{end} <br />
