Resolution No. PC-98-16 Page 4 EXHIBIT "B" Conditions of Approval Case UP-97-75 Carden West School I. The proposed use shall conform substantially to the site plan, floor plan, written narrative, and related materials, Exhibit A (dated "Received" February 12, 1998), on file with the Planning Department, except as modified by these conditions. 2. If operation of this use results in conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion ofthe Planning Director, this conditional use permit may be referred to the Planning Commission for subsequent review at a public hearing. Ifnecessary, the Commission may modifY or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. 3. If additional hours of operation or activities beyond that proposed in the written narrative, dated "Received" February 12, 1998 on file with the Planning Department, are desired, prior City review and approval is required. Such modifications shall be submitted to the Planning Director, who shall refer the matter to the Planning Commission if judged to be substantial. 4. Students shall primarily use the restrooms on the 4444 Black Avenue Carden West School site. If students need to use the restroom in the 4466 Black Avenue office building, they shall be accompanied by an adult when going to and from the office building restroom. 5. This use permit shall expire on August 31,1999, unless an extension is granted by the City. 6. Music classes shall only be conducted within the school's multipurpose building at 4444 Black Avenue. Music classes shall be scheduled to occur directly before or after the students' lunch or recess times to reduce the number of student trips between 4444 and 4466 Black Avenue. 7. Drop-offfPick-up of students shall only occur in the front or rear parking spaces on the Lynnewood United Methodist Church property at 4444 Black Avenue or in the parking spaces directly in front (east) of the school's tenant space (Suite A) in the office building at 4466 Black Avenue. At no time shall students be dropped-off/picked-up within the office building drive aisle.
