Streets and buildings have been designed and located to complement the <br />natural terrain and landscape. <br /> <br />As conditioned, the development of the site, including buildings and <br />access to adjacent public streets, is consistent with the requirements of the <br />North Sycamore Specific Plan. The subject site is located in a rural area. <br />The proposed buildings will be compatible with surrounding dwellings <br />and the character of this rural neighborhood, No new streets are proposed <br />with the proposed application. No significant forms oflandscaping would <br />be removed for the proposed development. <br /> <br />6. Adequate public safety measures have been incorporated into the design of <br />the plan, <br /> <br />The existing home is currently designed with adequate public safety <br />measures to serve its limited development. The future residences have <br />been conditioned to meet the requirements of the Uniform Building Code <br />and other applicable City codes. Adequate access is provided to all <br />structures for police, fire, and other emergency vehicles. The design of the <br />structures on Parcels n I" and "3" will be reviewed and conditioned to <br />provide adequate public safety measures. The public improvements <br />associated with this project would be consistent with City design <br />standards. <br /> <br />7. The plan conforms to the purposes of the PUD District. <br /> <br />The development of the existing PUD zoning designations for the North <br />Sycamore area recognized the fact that the parcels in the area are <br />irregularly shaped and that the PUD zoning district, through the <br />requirements of the specific plan, was needed in order to develop a <br />comprehensive plan to facilitate the development in a reasonable and <br />orderly manner. The proposed PUD plan sets forth the parameters for the <br />future homes on Parcels "I" and "3" in a manner consistent with the NSSP <br />and through the conditioning of the subject PUD development plan, the <br />proposed project will confirm to the requirements of the NSSP. <br /> <br />WHEREAS, the Planning Commission finds that the proposed development plan is consistent <br />with the General Plan, the purposes of the PUD ordinance, and the North <br />Sycamore Specific Plan. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOL YES THE FOLLOWING: <br />
