<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMBDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-9~-14 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF MIKE AND <br />SUSAN FROST FOR PUD PLAN APPROVAL, AS FILED UNDER CASE PUD-97-21 <br /> <br />WHEREAS, Mike and Susan Frost has applied for Planned Unit Development (PUD) plan <br />approval to allow the subdivision of a 3.29:!: acre parcel into a I.OS:!: acre parcel, a <br />1.21:!: acre parcel, and a 1.03 :!: acre parcel located at 990 Sycamore Road; and <br /> <br />WHEREAS, zoning for the property is PUD-A (Planned Unit Development - Agriculture) <br />District; and <br /> <br />WHEREAS, at its duly noticed public hearing of March II, 1998, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations ofthe <br />City staff concerning this matter; and <br /> <br />WHEREAS, an Enviromnental Impact Report was prepared and certified for the North <br />Sycamore Specific Plan, and the California Enviromnental Quality Act specifies <br />that individual residential development projects that are prepared pursuant to the <br />requirements of an adopted specific plan, for which an EIR has been prepared and <br />certified, are exempt from additional enyjromnental review; therefore, no <br />enviromnental document was prepared for this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. <br /> <br />The plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The proposed project, as conditioned, meets all applicable City standards <br />concerning public health, safety, and welfare, e.g. vehicle access, geologic <br />hazards (not within a special studies zone), and flood hazards. The <br />proposed development is designed to be compatible with the adjacent land <br />uses, as well as the General Plan and North Sycamore Specific Plan <br />designations for this site and all other relevant policies and programs. The <br />project includes a phasing plan which would allow for the future <br />subdivision of the property without negatively impacting the inftastructure <br />design parameters contained with in the North Sycamore Specific Plan. <br />The project complies with the approved funding plan for the future <br />improvements and would be required to pay its pro-rata share of these <br />improvements prior to the recordation of the final map. <br /> <br /> <br />- <br />
