PC-98-13 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF BONNIE LINDSEY D.B.A. <br />BAB'S (BONNIE'S AT THE BARN) FOR A CONDITIONAL USE PERMIT, AS <br />FILED UNDER CASE UP-98-06 <br /> <br />WHEREAS, Bonnie Lindsey d.b.a. BAB's (Bonnie's at the Barn) has applied for a conditional <br />use permit to operate a second hand store in an existing 973-square foot retail <br />space at 200 Ray Street; and <br /> <br />WHEREAS, zoning for the property is C-C (Central Commercial), Downtown Revitalization <br />District; and <br /> <br />WHEREAS, at its duly noticed public hearing of March 11,1998, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Enviromnental Quality Act (CEQA); therefore, no enviromnental <br />document was prepared for this project. <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the Zoning Ordinance are to foster a harmonious, <br />, convenient, workable relationship among land uses, protect existing land uses <br />from inharmonious influences and harmful intrusions, and to ensure that public <br />and private lands ultimately are used for the purpose which are most appropriate <br />and beneficial to the City as a whole. The key purpose of the Central Commercial <br />Zoning District is to provide locations which offer commodities and services to <br />the residences of Pleasant on and surrounding areas while maintaining the <br />compactness of the Central Business District. <br /> <br /> <br />#j.";~:~,*"; '.' ,;;~~i-,\" <br /> <br />.'~JlC~ ~lIl~$"~beip...~ with the ~os#s()fthe Z90'i'lg <br />~i~~C-COiiIric:t-~~(l) the ))1''';-,88 would be conducted <br />,'}'i'\"~eI.fWithinthe sUbjel:t SftUcture and Would nOt result in a nlOdifleati.on of the <br />shopping center, (2) due to the small size of the tenants space (approximately 973 <br />sq. ft.), the expected amount of trips to and from the business would be low, (3) <br />
