Resolution No. PC-98-12
Page 4

a. Landscape materials along the Stoneridge Drive frontage shall reflect the existing
landscaping on the church site and shall include escallonia, abelia, and raphiolepis in a
minimum of 5 gallon sizes, and the crape myrtle shall be replaced with raywood ash
(minimum 15 gallon size).
b. Landscape materials along the parking lot and driveway shall reflect landscape
materials already utilized on the church site between the existing parking lot and the
Krause Street residences and shall include escallonia, photinia, pittosporum, and xylosma
(5 gallon sizes).
c. The applicant shall invite the neighbors immediately adjacent to the new parking
lot and driveway to participate in the selection oftree species along the church's southern
property line, with the goal of achieving maximum screening and canopy in the shortest
amount of time. Deodar cedar, or other evergreen species such as acacia, loquat or
brisbane box shall be considered. Trees planted along the southern property line shall be a
mixture of 36-inch and 48-inch box and may include deciduous species if desired by the
immediately adjacent neighbors.
d. For each end-island planter of the north-south oriented planter islands in the
parking lot, two 24-inch box Platanus acerifolia shall be installed. These end-island
planters shall be installed with a 6-inch vertical concrete or asphalt (a. c.) curb. The
applicant and staff shall work to establish a final design of the parking lot with the goal of
creating as much permanent landscaped area with trees within the parking lot while
allowing for a reasonable amount of activity area for the future school.
e. A low, informal hedge row (such as a cistus variety) shall be installed along the
border of each north-south oriented planter island in the parking lot to act as a "curb" for
parked cars and prevent vehicles from driving through the planters.
f. The applicant shall incorporate berming or other sound-attenuating measures into
the landscape area between the Rheem Drive entrance driveway and the homes on Bowen
Street in order to minimize impacts to these homes.

8. The final landscape plan and site plan shall include details for the materials and function
of the parking lot gates. No chain link fencing is allowed, although a metal pipe-type
swinging "arm" gate is appropriate.

9. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a
minimum of 5 gallons, unless otherwise shown on the approved landscape plan.

10. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas,
except within the new parking lot on the edges of the north-south oriented planter islands
and between the new parking lot and the vacant western portion of the site.

II. The developer shall provide root control barriers and four inch perforated pipes for
parking lot trees, street trees, and trees in planting areas less than ten feet in width, as
determined necessary by the Planning Director at the time of review of the final
landscape plans.
