Resolution No. PC-98-12 Page 3 EXHIBIT B Draft Conditions of Approval Case Z-97-310 -- St. Elizabeth Seton Parish (February 25,1998) 1. Development shall be substantially as shown on the development plans, Exhibit "A" (dated "Received December I, 1997 and February 20, 1998"), on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. This design review approval shall lapse within one year from the date of approval unless a building permit is issued and construction has commenced and is diligently pursued toward completion or an extension has been approved by the City. 3. Final inspection by the Planning Department is required prior to occupancy. Project Specific Conditions 4. The colors and materials ofthe new sanctuary building shall match those ofthe chapel and shall be submitted to and approved by the Planning Director prior to the issuance of a building permit and shall be consistent with the approved colors on file as part of Exhibit "A". Approved colors shall be stated on the plans submitted for issuance of building permits. 5. Prior to the issuance of building permits, all exterior finish materials for the building shall be designated on the plans submitted for building permit. The skylight along the roof ridge shall consist of a non- or low-reflective material. 6. Prior to the issuance of building permits, the site plan shall be modified such that parking stall lengths are 17 feet and the landscape planters oriented on the north-south axis are widened to 12 feet to allow cars to overhang into the planter area. Landscaping and Lighting 7. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing.
