In addition, the applicant would have to mitigate any objectionable influences which may arise in the future. B. The proposed location ofthe conditional use and the conditions under which it would be operated or maintained will not be detrimental to the public heath, safety, or welfare, or materially injurious to the properties or improvements in the vicinity. Conditions of approval addressing noise, traffic and parking would ensure that the proposed use would be compatible with the surrounding uses. No changes would be made to the exterior of the structure, and no part of the use would be conducted outdoors. As with any use permit, this use permit can be suspended or revoked if the conditions are not met. C. The proposed conditional use will comply with each ofthe applicable provisions of the zoning ordinance. The home occupation is required to comply with the conditions of this use permit and those stipulated in Chapter 18.104.30 (Home Occupations). Additionally, conditions which ensure compliance with the zoning ordinance and its objectives have been included. WHEREAS, the Planning Commission determined that the proposed use, as conditioned, is an appropriate activity in a residential area and will be compatible with the neighborhood. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Approves Case UP-98-05, the application of Kelly D. Burge for a non-exempt home occupation permit to conduct piano and voice lessons in an existing residence located at 3495 Isle Royal Court, subject to the conditions shown in Exhibit "B," attached hereto and made part of this case by reference. Section 2. This resolution shall become effective 15 days after its passage and adoption unless appealed prior to that time.
