In addition, the applicant would have to mitigate any objectionable <br />influences which may arise in the future. <br /> <br />B. The proposed location ofthe conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public heath, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br /> <br />Conditions of approval addressing noise, traffic and parking would ensure that the <br />proposed use would be compatible with the surrounding uses. No changes would <br />be made to the exterior of the structure, and no part of the use would be conducted <br />outdoors. As with any use permit, this use permit can be suspended or revoked if <br />the conditions are not met. <br /> <br />C. The proposed conditional use will comply with each ofthe applicable <br />provisions of the zoning ordinance. <br /> <br />The home occupation is required to comply with the conditions of this use permit <br />and those stipulated in Chapter 18.104.30 (Home Occupations). Additionally, <br />conditions which ensure compliance with the zoning ordinance and its objectives <br />have been included. <br /> <br />WHEREAS, the Planning Commission determined that the proposed use, as conditioned, is an <br />appropriate activity in a residential area and will be compatible with the <br />neighborhood. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case UP-98-05, the application of Kelly D. Burge for a non-exempt <br />home occupation permit to conduct piano and voice lessons in an existing <br />residence located at 3495 Isle Royal Court, subject to the conditions shown in <br />Exhibit "B," attached hereto and made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
