<br />Resolution No. PC-98-08 <br />Page 6 <br /> <br />21) Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />22) The applicant shall provide root control barriers and four inch perforated pipes for park- <br />ing lot trees, street trees, and trees in planting areas less than ten feet in width, as deter- <br />mined necessary by the Planning Director at the time of review of the final landscape <br />plans. <br /> <br />23) Prior to occupancy, the landscape architect shall certify in writing to the Planning Direc- <br />tor that the landscaping has been installed in accordance with the approved landscape and <br />irrigation plans with respect to size, number, and species of plants and overall design con- <br />cept. <br /> <br />24) The colors of the building(s) shall be indicated on the building permit plans. Colors shall <br />be consistent with the approved colors. <br /> <br />25) All backflow prevention devices and double check valves installed with the development <br />shall be painted forest green (Pantone Color System Number 357) and shall be screened <br />from view from public/private streets. Screens shall consist of berms, walls, or landscap- <br />ing satisfactorily integrated into the landscape plan. Landscape screens shall include <br />shrubbery designed by species and planting density to establish a complete screen within <br />one year from the date of planting. Weather protection devices such as measures to pro- <br />tect pipes from freezing shall require approval by the Planning Director prior to use; at no <br />time shall fabric or other material not designed and/ or intended for this purpose be <br />wrapped around or otherwise placed on these devices. All backflow prevention devices <br />and double check valves shall be shown on the plans submitted for issuance of building <br />permits together with screening mechanism and/or weather protection devices. Proposed <br />screening and weather protection devices shall be reviewed for conformity to these re- <br />quirements and approved by the Planning Director prior to issuance of a building permit. <br /> <br />26) Only modular newspaper dispensers accommodating more than one newspaper shall be <br />allowed outside of buildings within the development. The design of these dispensers <br />shall be approved by the Planning Director. Dispensers within the public right-of-way <br />shall require an encroachment permit by the Engineering Department. <br /> <br />27) All site improvements and construction activities shall be limited to the hours of 7:00 <br />a.m. to 6:00 p.m., Monday through Saturday. Interior construction work may exceed <br />these hours, if approved by the Planning Director. All construction equipment must meet <br />DMV noise standards and shall be equipped with muffling devices. <br /> <br />28) The applicant shall maintain the area surrounding the project in a clean and orderly man- <br />ner at all times. <br />
