<br />Resolution No. PC-98-08 <br />Page 5 <br /> <br />17) A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any condi- <br />tions of approval, and shall be detailed in terms of species, location, size, quantities, and <br />spacmg. <br /> <br />18) The landscape plan shall be modified as follows: <br /> <br />a) A continuous row of shrubs shall be installed within the northern, southern, and <br />eastern property line planters. Shrub species shall comply with the Hacienda Design <br />Guidelines. <br /> <br />b) The applicants shall at least double the density of shrubs within the planter areas <br />at the base of the northern and southern building walls. <br /> <br />c) Shrubs shall be planted around the north, south, and west sides of the pad <br />mounted transformer. Shrub species shall comply with the Hacienda Design Guidelines. <br /> <br />d) All trees shall be planted outside of the lOft. wide sanitary sewer easement at the <br />rear ofthe property. <br /> <br />e) The location and species of shrubs and groundcover within the Coronado Lane <br />P.S.E. shall be modified to conform with the Hacienda Design Guidelines. <br /> <br />f) A landscape planter shall be added around the bike rack at the rear of the building. <br /> <br />g) Groundcover shall be included in all planter areas. <br /> <br />h) Approximately 6 ft. deep planter areas shall be added between the parking spaces <br />and the rear building walL <br /> <br />Said modifications shall be shown on the landscape plans submitted for building permits <br />and shall be subject to review and approval by the Planning Director prior to issuance of <br />building permits. <br /> <br />19) Any existing tree, shrub, and/or groundcover on the subject parcel or adjacent properties <br />that is damaged or destroyed by construction activities shall be replaced prior to occu- <br />pancy. <br /> <br />20) The Quercus ilex trees located within the P.S.E. shall be 24 in box size. All other trees <br />used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum of 5 <br />gallons. <br />
