The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public heath, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br /> <br />Due to the limited size of the secondary unit, and its proposed use as a <br />game room, traffic generated by use of the unit should not be significantly <br />greater than that of a single-family residence and may even be less given <br />that the unit's primary users will be the family and guests being entertained <br />in the game room. The home would be constructed with four off-street <br />covered parking spaces, although only three are required by the Ruby Hill <br />Design Guideline. The circular driveway at the front of the home would <br />be able to accommodate the two required off-street guest parking spaces <br />and at least one more off-street parking space for the secondary unit. The <br />extra garage parking space and additional parking areas around the <br />driveway would be sufficient to accommodate any vehicles belonging to <br />persons living in the secondary unit. <br /> <br />C. The proposed conditional use will comply with each of the applicable <br />provisions of the zoning ordinance. <br /> <br />The proposed secondary unit would be constructed as an attached game <br />room in conjunction with the construction of a new single-family home. <br />The structure would remain in compliance with all applicable building <br />codes, City development standards, and development standards unique to <br />the Ruby Hill Design Guideline and PUD. <br /> <br />WHEREAS, the Planning Commission determined that the proposal is in compliance with <br />State law and that, as conditioned, the proposal would maintain the character of <br />the existing single-family residence and there would be no impacts on adjacent <br />properties. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case UP-97-105, the application of Paul and Catherine de Dood for a <br />conditional use permit for a secondary unit in a 675 square foot game room with a <br />full kitchen and bath within a new two-story home to be constructed at 2965 <br />Bottini Court, subject to the conditions shown in Exhibit "B," attached hereto and <br />made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
