Zone until such time said development is proposed for replacement, at which time, the <br />site development standards and design guidelines of the Economic Development Zone <br />shall apply. At the discretion of the Director of Community Development, replacement <br />development shall be permitted to follow site development standards of pre-existing <br />development on the same parcel within the Economic Development Zone. These <br />determinations shall be made on a case-by-case basis. A Design Review application <br />shall be required for all new, replacement, and expansions of existing development. <br />4. No signage is part of this approval. A master sign program shall be developed for each <br />individual development site/project within the project area. All signage shall be <br />complementary to the site layout and building architecture. All master sign programs or <br />individual signage plans, including freeway pylon signs, require City approval as part of <br />a Sign Design Review application process on a project by project basis.
