If the operation of the use results in major conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, this conditional home occupation use permit may be referred to the Planing Commission for subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. 9. This use permit is not transferable to another address. In the event that the applicant moves, a new application must be submitted. 10. This use permit shall be reviewed by the Planning Director eight months from the date of final approval in order to determine compliance with all conditions of approval and to determine if the music lessons are creating neighborhood impacts. Neighbors within 300 feet of the subject site shall be noticed of a 15-day comment period. If the neighbors or City staff have concerns with this home occupation, the Planning Director may add or modify the conditions of approval, or the Director may refer the matter to the Planning Commission. {end}
