The project developer shall post cash, letter of credit, or <br />other security satisfactory to the Planning Director in the mount of $25,000.00. This <br />cash bond or security shall be retained for one year following acceptance of public im- <br />provements or completion of construction, whichever is later, and shall be forfeited if the <br />trees are destroyed or substantially damaged. The previous tree bound accepted for the <br />winery building may be used for this security. <br /> <br />The project developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in this <br />project will be maintained at all times in a manner consistent with the approved landscape <br />plan for this development. Said agreement shall mn with the land for the duration of the <br />existence of the structures located on the subject property. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit.. <br />Said landscape plan shall be consistent with the approved landscape plan plus any condi- <br />tions of approval, and shall be detailed in terms of species, location, size, quantities, and <br />spacing. <br /> <br />All trees used in landscaping be a minimum of 15-gallons in size and all shrubs a mini- <br />mmn of five gallons, unless otherwise shown on the approved landscape plan or other- <br />wise approved by the Planning Director. <br /> <br />The project developer shall provide root control barriers and four-inch perforated pipes <br />for parking lot trees, sweet trees, and trees in planting areas less than 10-feet in width, as <br />determined necessary by the Planning Director at the time of review of the final land- <br />scape plans. <br /> <br />Prior to occupancy, the landscape architect shall certify in writing to the Planning Direc- <br />tor that the landscaping has been installed in accordance with the approved landscape and <br />irrigation plana with respect to size, number, and species of plants and overall design <br />concept. <br /> <br />The project developer shall adjust the sprinkler heads to redirect the water away from the <br />monument sign while ensuring complete irrigation coverage of the landscaping around <br />the sign. All landscaping around the sign shall be restored after installation of the sign <br />and prior to f'mal of the sign permit. <br /> <br />Building Permit Review: <br /> <br />33. <br /> <br />The buildings covered by this approval shall be constructed to meet Title 24 state energy <br />requirements. <br /> <br />PUD-93-2-5M, Final CC Conditions Page 5 of lO September 2, 2003 <br /> <br /> <br />
