that maintenance and repair of these pumps is the sole responsibility of the <br /> property-owner. <br /> <br />32. The developer shall give notice to the home buyers through deed recordation, <br /> satisfactory to the City Attorney, and through additional text in the design <br /> guidelines satisfactory to the Planning Director, that static water pressure may fall <br /> below 40 psi at the tap for homes located above the 670' elevation contour. These <br /> homes may be required to install individual water booster pumps with maintenance <br /> and repair of these pumps the sole responsibility of the property-owner. <br /> <br />33. The developer shall give notice to the home buyers through deed recordation, <br /> satisfactory to the City Attomey, and through additional text in the design <br /> guidelines, that all homes shall be equipped with an automatic residential fire <br /> sprinkler system to the satisfaction of the Fire Chief and Director of Building <br /> Inspection. If deemed necessary. by the Fire Chief and City Engineer, all homes <br /> located at or above the 670 feet elevation shall be provided with an elevated <br /> on-site storage tank (minimum 1,000 gallon capacity) and water pressure booster <br /> pump, subject to approval by the Fire Marshall, to ensure adequate water pressure <br /> for domestic use, automatic fn'e sprinklers, and other approyed fire systems. <br /> Maintenance and repair of the storage tanks and booster pump shall be the sole <br /> responsibility of the property-owner. <br /> <br />34. The developer shall provide all buyers with copies of the project conditions of <br /> approval and design guidelines. <br /> <br />35. Any proposed phasing of this development shall be depicted on the tentative tract <br /> map and shall include narrative explaining any proposed phasing. Unless a <br /> phasing plan for improvements is approved by the Planning Director, the <br /> developer shall complete all of the on-site improvements at one time (including all <br /> improvements around future building pads). All remaining pad areas shall be <br /> seeded and kept in a neat and weed-free manner at all times. <br /> <br /> Final Map Requirements <br /> <br />36. The open space area indicated in Exhibit Eshall be shown on the f'mal map to be <br /> dedicated to the East Bay Re~onal Park District. A conservation/scenic easement <br /> in favor of the City shall be recorded over this area. This easement shall indicate <br /> that no future development is permitted within the open space area except in <br /> conformance with the East Bav Regional Park District's master plan and subject to <br /> review and approval of the City.
