Engineering <br /> <br />45. The applicant shall submit a final grading and drainage plan prepared by a licensed <br /> civil engineer depicting all final grades and on-site drainage control measures, <br /> including concrete-lined V-ditches, to protect all cut and fill slopes from surface <br /> water overflow. This plan shall be subject to the review and approval of the City <br /> Engineer and/or the Director of Building Inspection prior to the issuance of any <br /> building permits. <br /> <br />46. The applicant shall submit a refundable cash bond for hazard and erosion control <br /> prior to issuance of an Engineering or Building Department permit. The amount of <br /> this bond will be determined by the City Engineer. <br /> <br />47. The applicant shall grant an easement to the City over those parcels needed for <br /> public service easements (P.S.E.) and which are approved by the City Engineer or <br /> other easements which may be designated by the City Engineer. <br /> <br />48. The applicant shall replace the existing 10 ft. wide sidewalk with one that is 6 ft. in <br /> width. The transition from the existing 10 ft. wide sidewalk on the south side of <br /> the property to the new 6 ft. width shall occur at the project driveway. The final <br /> design of this new sidewalk and relocated streetlight and fire hydrant shall be <br /> subject to the review and approval of the City Engineer and Planning Director. <br /> <br />49. The haul route for all materials to and from this development shall be approved by <br /> the City Engineer prior to the issuance of an encroachment permit. <br /> <br />50. The applicant shall include erosion control measures on the final grading plan, <br /> subject to the approval of the City Engineer. The applicant is responsible for <br /> ensuring that the contractor is aware of such measures. All cut and fill slopes shall <br /> be revegetated and stabilized as soon as possible after completion of grading, in no <br /> case later than October 15. No grading shall occur between October 15 and April <br /> 15 unless approved erosion control measures are in place, subject to the approval <br /> of the Building Department. Such measures shall be maintained until such time as <br /> permanent landscaping is in place. <br /> <br />51. The developer shall submit a dust control plan or procedure as part of the <br /> improvement plans subject to the approval of the City Engineer. <br /> <br />52. Storm drainage swal es, gutters, inlets, outfalls, and channels not ~vithin the area of <br /> a dedicated public street or public service easement approved by the City Engineer <br /> <br /> <br />
