PLANNING COMMISSION RECOMMENDATION <br /> On August 9, 2017, the Planning Commission unanimously recommended approval of <br /> the application based on the findings included in the Planning Commission staff report <br /> and subject to the conditions shown in Attachment 1 (Exhibit A) plus two new conditions <br /> to add additional pedestrian access between the existing Chrysler dealership and new <br /> parking lot and to complete an irrigation audit/review of the existing perimeter irrigation <br /> system within one year. <br /> BACKGROUND <br /> On January 13, 2017, Mathew Zaheri, on behalf of Chrysler, submitted a PUD <br /> development plan application for the construction of a 201-stall parking lot to be shared <br /> by Chrysler and a future automobile dealership on a 3.6-acre vacant site located at an <br /> Auto Mall site at Staples Ranch within the Stoneridge Drive Specific Plan/Staples Ranch <br /> (Specific Plan). <br /> The subject property is located within the Auto Mall land use designation of the Specific <br /> Plan as shown the Figure 1. The approximately 37-acre Auto Mall site is located north <br /> of Stoneridge Drive and the Neighborhood Park, south of Interstate 580, east of the <br /> Continuing Life Communities (CLC) site, and west of El Charro Road. The Auto Mall <br /> consists of four sites, two of which are currently developed with Carmax and Chrysler. <br /> The applicant owns three of the parcels, totaling approximately 16 acres, east of Auto <br /> Mall Way. <br /> Figure 1: Vicinity Map <br /> .
