THE CITY OF <br /> _ ILL 7 <br /> { F'° CITY COUNCIL AGENDA REPORT <br /> pLEASANTON. <br /> September 5, 2017 <br /> Community Development Department <br /> Planning Division <br /> TITLE: CONSIDER AN APPLICATION FOR A PLANNED UNIT <br /> DEVELOPMENT (PUD) DEVELOPMENT PLAN TO CONSTRUCT A <br /> 201-STALL PARKING LOT FOR VEHICLE DISPLAY/INVENTORY TO <br /> BE SHARED BY STONERIDGE CHRYSLER-JEEP-DODGE-RAM <br /> AND A FUTURE AUTO DEALERSHIP. <br /> APPLICANT: Mathew Zaheri <br /> SUMMARY <br /> The applicant is requesting to construct a 201-stall parking lot for vehicle <br /> display/inventory to be shared by Stoneridge Chrysler-Jeep-Dodge-Ram (Chrysler) and <br /> a future auto dealership located at 2694 Stoneridge Drive. Staff believes the proposed <br /> design is consistent with the Stoneridge Drive Specific Plan Amendment for Staples <br /> Ranch and recommends approval of this PUD development plan. <br /> RECOMMENDATION <br /> 1. Find that the anticipated environmental impacts of the proposed development are <br /> adequately evaluated in the Supplemental Environmental Impact Report (SEIR) and <br /> adopted Findings and Statement of Overriding Considerations for the Stoneridge <br /> Drive Specific Plan Amendment/Staples Ranch and that none of the conditions in <br /> California Environmental Quality Act (CEQA) Guidelines Section 15162 calling for <br /> preparation of subsequent environmental review have occurred; <br /> 2. Make the PUD findings for the proposed PUD development plan as discussed in the <br /> August 9, 2017 Planning Commission staff report (pages 8-10 in Attachment 3); and <br /> 3. Introduce the draft ordinance approving Case PUD-123 subject to the Conditions of <br /> Approval, Exhibit "A" Attachment 1); <br /> FINANCIAL STATEMENT <br /> The project is expected to generate property and sales tax revenues that exceed the <br /> cost of public services associated with the project and the applicant would be required <br /> to pay development impact fees that are used to offset the cost of new City facilities and <br /> infrastructure necessitated by development. <br />
