Chair Ritter: I'm willing to do that. <br />Commissioner Allen: I'd like to see a number though. <br />Beaudin: It may not be a number. <br />Commissioner Allen: Pedestrian scale and consistent with downtown existing buildings. <br />That feels okay because that's what we'd look at if it came to us, right? <br />Beaudin: And it would still be a CUP if it's above a certain number. I will put a number <br />on that but I just don't know tonight what that would be. A lot of our businesses <br />downtown are between 7,000 and 10,000 square feet; but there are larger and smaller <br />ones. I just don't want to pin a number on it tonight without doing a little bit more <br />research. <br />Chair Ritter: You still have the opportunity because it still has to go to the City Council. <br />With the number you pin on it, it goes to the City Council. If we don't like it.... <br />Commissioner Allen: .... I mean if we're in the 7,000 to 10,000 with that footnote, I mean <br />that feels right. It feels a lot different than 80,000. <br />Beaudin: Right and I think there are Trader Joe's models that fit into downtowns pretty <br />well that are a little bit larger than that, so I'll do a little homework and we'll make sure <br />the number works for the Commission. I'll make sure you get a copy of the staff report <br />for Council. <br />Commissioner Nagler: Do you happen to know the square footage of the hardware <br />store? <br />Beaudin: I can do a Google Earth outline of the building and try to get a rough estimate <br />tonight, but I can't imagine it's more than 30,000 or 40,000 square feet. <br />Bonn: Is that on the upper end of what the Commission is comfortable with just so we <br />get a sense? <br />Commissioner Allen: I'm comfortable with that. I'm comfortable with something like a <br />Pottery Barn or Restoration Hardware; not a lot of them, but I would say that's within <br />realm. <br />Commissioner Balch: Could I ask for clarification maybe? I think we're asking and to <br />make sure I'm following, I apologize Nancy —we're basically saying at what level is <br />permitted and at what level does it become conditional? <br />Commissioner Allen: Yes, that's the point. <br />Commissioner Balch: So, frankly being lower isn't a major risk except that we catch <br />more fish in our net and obviously we're trying to be efficient here, right?
