Hagen: Correct, K Court is the newest part of the project and that's where the Sunflower Hill <br />project was, so this was the first time we really discussed it. In looking at it, staff does <br />believe it does need some type of sidewalk/pedestrian access there for K Court. <br />Commissioner Brown: Okay, yes, that would be a good improvement. You might want to <br />consider whether or not you want... you're kind of encouraging people to cut through central <br />green into the park space so I can see why you're concerned. Maybe a cross walk or <br />something might help ease or identify, but you're going to have people crossing over I <br />Street and I guess the other part of B Street between Central Green and the Tree Park. But <br />other than that, the only other observation I had was that Nevada Street where it comes into <br />First Street seems a little off kilter considering the opposing Old Bernal, or sorry, is that Old <br />Stanley? The center lines might make it a little difficult for people trying to cross over to a <br />jog just based on the angle. I'm going to trust the traffic engineers and designers better than <br />me. <br />Hagen: Yes, that is something that we're still working on. The center lines don't match up <br />right now. The plans that we have don't show the full complete design of that intersection. <br />Most likely, there's going to be intersection improvements on the opposite side of Stanley <br />on the Old Stanley side to have a better transition, but right now, that's something that we're <br />going to look at as we get further with the incremental plans. <br />Commissioner Brown: Okay, perfect. <br />Commissioner Nagler: I agree with comments made and have just a couple of questions. <br />First, when you're driving or walking down Stanley Boulevard, what will be your view of this <br />neighborhood? <br />Hagen: Basically your view is going to be something similar to this. Going down Stanley, <br />you will have the homes that are going to front Stanley. On Stanley, it's going to be two - <br />story homes. <br />Commissioner Nagler: So the homes will front on Stanley and there will be a green space <br />and then a sidewalk as there is today... okay. <br />Hagen: The homes on Stanley, actually they have a little bit larger setbacks than the rest of <br />the homes within the development. This one here is supposed to represent the entry street. <br />The entry streets typically I believe have about 8- to 15 -foot setbacks on these entry streets, <br />but on Stanley they can go up to 30 -foot setbacks of the homes. So it will have a little bit <br />more setback. Also, they're going to have private picket fencing around the front yards as <br />well to create that private space. <br />Commissioner Nagler: So as cars are coming up Stanley going eastbound in front of this <br />neighborhood, people are going to be putting on their brakes and turning into their <br />driveways. <br />Hagen: There are no driveways facing on Stanley. The driveways are all on the back side. <br />Commissioner Nagler: Oh, that's right, Okay, I got that.
