Mr. Luchini replied that the question is unique to every single site. He explained that <br />sometimes trees can be accommodated on site based on the site plan, especially if the <br />site is bigger, but these are pretty tight Downtown sites and a lot is trying to get <br />accommodated on site. <br />Commissioner Ritter stated that it all goes back to what pencils out for the developer, <br />and he is fine with paying into the Urban Forestry Fund. <br />Commissioner O'Connor inquired what the total cost to the Urban Forestry Fund would <br />be. <br />Mr. Luchini replied that staff would have an arborist brought on board to determine the <br />value of each of the trees, and the fee would then be determined. <br />L. What other information would the Planning Commission wish to see to assist its <br />decision on the proposals (e.g., color and material board, photo simulations, <br />etc.)? <br />Chair Allen noted that story poles is a given <br />Commissioner O'Connor commented on the colors, which was brought up earlier. He <br />noted that there are a couple of different renditions and agreed with Chair Allen that <br />bright white is too stark, although the photo on the front of the plans is not quite as <br />bright and looks a little more of a cream color. He indicated that he does not mind if it <br />goes light tan either, so long as it comes off of the bright stark white. <br />Chair Allen agreed and noted that the front of the commercial building looks a lot softer. <br />Mr. Grant stated that the color looks brighter than the actual paint chip and that it can be <br />softened. He added that they can also use tan. <br />Commissioner Piper stated that she likes white; she likes diversity and thinks it looks <br />good. <br />Commissioner O'Connor stated that when Phil Blank was on the Planning Commission, <br />he would refer to the "Pleasanton look." He continued that he would like to get more <br />definitive numbers about how expensive Heritage trees might be because he would like <br />to know what trade -off's the City can have on some of those and maybe save a few <br />dollars. <br />Chair Allen asked staff to get input from the PDA or any other appropriate groups <br />regarding service kinds of businesses or other uses where Main Street might be too <br />expensive but might be appropriate on a side street, should the commercial element of <br />this project were to expand a little. <br />Mr. Weinstein replied that can be done. He indicated that staff has already had <br />relatively informal conversations with the PDA, and staff expects PDA to issue some <br />sort of written response as well regarding the project before it comes back to the <br />Planning Commission. <br />PLANNING COMMISSION MINUTES, August 26, 2015 Page 41 of 43 <br />
