Commissioner Nagler stated that he could go either way but that it ought to be taken <br />into account in the overall consideration; for example, potentially a lot or two in <br />exchange for an amenity which may create more green space, possibly by doing a <br />separated sidewalk. <br />Chair Allen stated that she is changing where she came out at the beginning after <br />listening to the applicant and could also go either way, but added that she also believes <br />that the entire project needs more trees and green space. <br />Commissioner O'Connor stated that the trees can be placed on the other side of the <br />sidewalk instead of in the curb piece of grass. <br />Chair Allen stated that the Commission needs to look at the whole landscaping plan and <br />that she is willing to release on the separated sidewalk aspect of it if there were other <br />strengths. <br />3. Coherent neighborhood. <br />Chair Allen stated that she is fine with the two areas being separated by the day school <br />Commissioner O'Connor stated that if there is a way to get that amenity to tie together <br />as earlier mentioned by Commissioner Piper, it could really go a long way of saying <br />separated sidewalks are fine. <br />Commissioner Piper agreed. <br />Commissioner Nagler agreed as well. He stated that the objection appears to be that <br />they are cemented and seems like they are two distinct areas. He added that the lots <br />also have to be where the lots are because that is where the land is. <br />4. Inadequate parking: parking needs for the Gardens and if overflow is required. <br />Chair Allen stated that staff should take the time to validate this and come back with a <br />determination on whether 16 spots are adequate or not, based on the feedback she <br />received from every single one of those residents. <br />The Commissioners agreed. <br />5. The school and increasing the capacity beyond what it is today until there is a <br />Parking analysis done that would validate what is needed for that increased <br />capacity. <br />Commissioner O'Connor stated that that was already a recommendation. <br />Mr. Weinstein confirmed that the current enrolment limit is 120 students and would be <br />increased based on the results of a traffic study. <br />PLANNING COMMISSION MINUTES, August 12, 2015 Page 24 of 34 <br />
