Chair Allen agreed that parking is a challenge and stated that the Commission recently <br />considered an application from Continuing Life Communities, increasing its parking ratio <br />from 1 to 1.5 for the same reason that when seniors move into the community, they are <br />active, younger, and living longer. She pointed out then that having a ratio of .75 to .8 <br />for a more active community just feels like a stretch. <br />Ms. Hardy replied that she did not disagree but that they are providing the 16 spaces for <br />the Gardens voluntarily, which has been incorporated into the site plan. She added that <br />the senior apartment building has its own van service that provides mobility for those <br />who do not have a car, and there is a 24 -hour on -site manager who drives the residents <br />around. <br />Stephen Motzko stated that he has been a Pleasanton resident here for 20 years and <br />moved into the Village at Ironwood about four years ago. In response to Commissioner <br />O'Connor's earlier question, he indicated that they have sidewalks throughout the <br />development, with the exception of the very end of the cul -de -sacs and that they have <br />sidewalks for all the other streets. <br />Mr. Motzko stated that he is very happy living in a Ponderosa home and that he has <br />become a little more active with their HOA since as a member of the Facilities <br />Committee and most recently was elected to the HOA Board of Directors. He indicated <br />that as he started looking at some of the past agreements, he noted that their HOA <br />contributes 63 percent to the maintenance of the landscaping that goes out Ironwood <br />Drive and Busch Road, with 37 percent contributed by the Village at Ironwood <br />community. He noted that part of the package for the project being considered today <br />states that the applicant is continuing to work with the Gardens, the Montessori, and <br />Ironwood to refine the scope and budget costs and agreements like landscaping. He <br />added that he also came across some Minutes back from March 14, 2012 where the <br />Church and the Gardens actually did want to consider possibly chipping -in and having a <br />more equitable breakdown of the landscaping cost to that agreement, but for some <br />reason, that did not go anywhere and nothing was changed. <br />Mr. Motzko stated that he is here tonight to request that any conditions regarding <br />continued landscaping maintenance costs include an equitable cost - sharing allocation <br />amongst all the residents benefitting from the beautiful landscaping at the entrance to <br />their community. <br />Ms. Hardy thanked Mr. Motzko for his compliments and stated that they have been <br />working on a cost - sharing estimate for the landscape maintenance of Busch Road and <br />Valley Avenue and that the proposed project as well as the Gardens will contribute <br />towards that cost, which may result in about $7,000 annual savings for the Ironwood <br />and the Village Associations. <br />Ms. Hardy then referred to Condition No. 49 requiring that there be no gate for the <br />pedestrian walkway connecting to the Iron Horse Trail.
