ROLL CALL VOTE: <br />AYES: Commissioners Allen, O'Connor, Pearce, and Ritter. <br />NOES: None. <br />ABSTAIN: None. <br />RECUSED: None. <br />ABSENT: Commissioners Olson and Posson. <br />Resolutions Nos. PC- 2013 -35 recommending approval of Case PUD -87 and <br />PC- 2013 -36 recommending approval of Case P13 -1981 were entered and adopted as <br />motioned. <br />b. PUD -97. Ponderosa Homes <br />Application for Rezoning of an approximately 2.1 -acre site at 4202 <br />Stanley Boulevard from C -F (Freeway Interchange Commercial) District <br />to PUD- MDR /OS -PH & WO (Planned Unit Development — Medium Density <br />Residential /Open Space — Public Health and Wildland Overlay) District <br />and for PUD Development Plan approval to retain the existing residence, <br />remove the washroom structure with residential unit, storage accessory <br />structure, and the 32 mobile home spaces (hook -up, concrete pads, <br />etc.), to construct 12 detached single - family homes. <br />Janice Stern presented the staff report and briefly described the background, scope, <br />and key elements of the proposal. <br />With respect to reincorporating the walkway back in the plan, Chair Pearce inquired if, <br />without that walkway, potential residents would have to go out to Stanley Boulevard and <br />walk along a portion of Stanley Boulevard that does not have any sidewalks to get <br />around and get over to the park. <br />Ms. Stern replied that there was some discussion about that, as well as about the <br />existing residence at the front of the lot facing Stanley Boulevard and whether or not <br />that should be retained. She added that there was also discussion about not making a <br />decision on this until the Historic Preservation Task Force had reached its conclusion. <br />She confirmed that that section of Stanley Boulevard currently has no sidewalk but will <br />eventually have one. <br />Commissioner O'Connor inquired what the proposal was for the existing house at the <br />corner. <br />Ms. Stern replied that the proposal is to keep it on the corner lot. She added that it is <br />her understanding that there is no commitment at this time to improve the house, <br />rehabilitate or repaint it, or anything else, other than to fence it. <br />Commissioner O'Connor inquired if the house would be purchased by Ponderosa. <br />PLANNING COMMISSION MINUTES, July 10, 2013 Page 9 of 21 <br />
