11. Does the Commission wish to make any suggestions regarding the house <br />designs or setbacks? <br />Commissioner O'Connor stated that the houses need to look a little more like the <br />historic homes in the Downtown; a little more in character. He asked the applicant to <br />make sure that the materials used are those for a real craftsman or cottage without <br />using the newer techniques of some of the fake rock, the stackable rock, the cement <br />rock that are being used in newer developments that are not so concerned with the <br />historic look. He added that more articulation is always better, the length of the <br />overhangs that the older homes had so they do not look like some of the newer <br />developments. <br />Commissioner Olson generally agree with Commissioner O'Connor. <br />Commissioner Narum stated that she would like to see more articulation on Lots 1 <br />and 14 on the side facing Stanley Boulevard. She noted that there is a classic <br />craftsman house across the street from the Chamber of Commerce that was actually <br />built fairly recently using a plan from Sears from the 1920's or 1930's that looks <br />remarkable in the sense that one would not know it is a new house by the way it was <br />put together. She suggested that the architect or applicant could look at that a little bit <br />for consideration of details and maybe incorporate them into these homes to make them <br />look a little more of the old world. <br />Commissioner Pearce stated that was a great idea. <br />Acting Chair Blank agreed that the homes on Lots 1 and 14 are critical and the more <br />they can be made to look appropriate, the better it would be. <br />Acting Chair Blank informed Mr. Schroeder that he could come back for a second Work <br />Session or come back with a final application. He strongly suggested that he include <br />some really good visual depictions on what this is going to look like from the street. He <br />indicated that he is aware these are expensive to do, but it helps the Commission <br />understand what this will look like. He recommended that he bring color pallets that are <br />nice and large so the Commission can look at them and get a sense of the colors, and <br />that he coordinate with staff to schedule visits to the house. <br />Acting Chair Blank asked the applicant and staff if they had what they needed. <br />Mr. Schroeder stated that a lot of things that were brought up had already been <br />discussed, but he would like to make a few comments: <br />They actually have BMR credits that they were going to use for this project, so <br />the unit count does not really matter to them. <br />PLANNING COMMISSION MINUTES, November 28, 2012 Page 24 of 38 <br />
