5. CONSENT CALENDAR <br />a. PUD -89, Hendrick Automotive Group <br />Application for PUD Development Plan approval to allow the demolition <br />of an approximately 2,950- square -foot building and the construction of <br />an approximately 6,260- square -foot building to provide automotive <br />detailing services, an inventory parking lot, and related site <br />improvements at 3932 Old Santa Rita Road. Zoning for the property is <br />PUD -C -S (Planned Unit Development — Service - Commercial) District. <br />Commissioner Narum moved to find that the proposed Development Plan is <br />consistent with the General Plan; to make the PUD findings for the proposed <br />Development Plan as listed in the staff report; and to recommend approval of <br />Case PUD -89, subject to the Conditions of Approval listed in Exhibit A of the staff <br />report. <br />Commissioner Pearce seconded the motion. <br />ROLL CALL VOTE: <br />AYES: <br />Commissioners Blank, Narum, Olson, Pearce, and Pentin <br />NOES: <br />None <br />ABSTAIN: <br />None <br />RECUSED: <br />None <br />ABSENT: <br />None <br />Resolution No. PC- 2012 -38 approving PUD -89 was entered and adopted as motioned. <br />6. PUBLIC HEARINGS AND OTHER MATTERS <br />a. PUD- 80- 01- 12M/P12 -0841, Tri- Valley Chinese Bible Church <br />Application for a Major Modification to the approved Planned Unit <br />Development governing Valley Business Park to allow State - registered <br />heritage schools as a Conditional Use on all properties, and for a <br />Conditional Use Permit to operate a State - registered heritage school <br />with a maximum of 60 students at Tri - Valley Chinese Bible Church <br />located at 1055 Serpentine Lane. Zoning for the property is PUD- I <br />(Planned Unit Development - Industrial) District. <br />Chair Pentin indicated that he would recuse himself because his business is within <br />500 feet of the project site.
