Vineyards: <br /> <br />27. Parcel "A" shall be developed and maintained in accordance with the following: <br /> <br />The Vineyard shown in the "Vineyard Development Plan for the Wayne Hahner <br />Property, Pleasanton, California", dated December 26, 2000, by Amand N. Kasi- <br />matis, Consulting Viticulturalist, hereinafter referred to as Exhibit "D", shall be <br />installed in accordance with the plan and timeframe detailed in this document. <br /> <br />The vineyard shall be in operation and maintained in accordance with accepted in- <br />dustry standards for a producing vineyard, and as detailed in the "Vineyard Devel- <br />opment Plan", for a period of at least eight-years. This requirement specifically <br />incorporates the "Integrated Pest Management" and "Sustainable Agricultural <br />Practices" portion of the "Vineyard Development Plan". Any modification to the <br />maintenance of the vineyard or contemplated in that plan shall be required to first <br />receive approval from the City Planning Commission; in no event shall uses other <br />than agricultural/open space uses utilize the area shown as vineyard in Exhibit <br /> <br />An Agricultural easement covering parcel "A" shall be recorded with the first final <br />map creating Parcel "A". The agricultural easement substantially similar to Ex- <br />hibit "D" over Parcel "A" shall be conveyed to the City of Pleasanton to ensure <br />the permanency of the permitted and conditionally permitted agricultural uses <br />specified for this area by the Vineyard Avenue Corridor Specific Plan. Wording <br />for the easement shall be submitted to the City Attorney for review and approval <br />before recordation of the final subdivision map. <br /> <br />The orchard area shown in Exhibit "D" shall be installed at the same time as the <br />vineyard Planting. A final plan showing the details of this orchard area, including <br />a planting plan, maintenance plan, and pest management plan, shall be submitted <br />to the Planning Director for review and approval prior to approval of the final map <br />creating this parcel. <br /> <br />The "notch area" between Lots 22 and 23 shall be landscaped and maintained in a <br />manner compatible with the vineyard and residential adjacencies at the time that <br />the vineyard is planted. The "notch area" may be partially or wholly incorporated <br />into the development project and maintained by the maintenance association. The <br />final determination of ownership and landscape maintenance requirements shall be <br />made prior to filing the final subdivision map creating parcel "A" and shall be re- <br />flected on that map. The landscape plan shall require review and approval by the <br />Planning Director prior to its installation. <br /> <br />The combined area for the areas that are not vineyard, orchard, nor "notch" shall <br />be up to two-acres in size.
