outbuilding uses allowed on the site. The area designated for this non-agricultural/ <br />open-space use shall be delineated on the tentative subdivision map creating Par- <br />cel "A" and shall be reflected in the Agricultural easement to be placed on parcel <br />"A' at the time of the Final Subdivision Map. <br /> <br />All buildings and other improvements proposed within this residential/agricultural <br />outbuilding compound shall be subject to design review approval by the Planning <br />Commission. Said application shall meet the submittal requirements as specified <br />for "Design Review". The Planning Commission shall establish appropriate de- <br />velopment standards for the compound area in conjunction with its review of the <br />design review application: <br /> <br />1) <br /> <br />The relocation of the existing barn to the location shown on Exhibit "D" <br />shall be allowed, subject to final review of its location, adjacent landscap- <br />ing and access. <br /> <br />2) <br /> <br />Access to the northerly, residential use part of the compound shall seek to <br />use existing crossings of the Hahner creek, if practical. Any crossing of the <br />creek shall be consistent with retaining the riparian character of the creek as <br />specified in the Specific Plan and shall secure all relevant agency approvals <br />prior to installation. <br /> <br />3) <br /> <br />The landscape plan submitted in conjunction with the design review appli- <br />cation shall address the following: <br /> <br />Landscape treatment along/within the Hahner creek corridor at the <br />northerly edge of parcel "A". <br />Landscape treatment within the corridor at the southerly end of par- <br />cel "A". <br />Means of screening/softening views of agricultural outbuildings. <br />Means to mitigate the noise generated by the pump to General Plan <br />standards, e.g., 60 dBA at the residential property lines. <br />Any fencing proposed along the old Vineyard Avenue, new Vine- <br />yard Avenue, and "B" Street edges of the site; said fencing shall <br />conform to the requirements of the Specific Plan and the Design <br />Guidelines. <br />The area to be covered by the vineyard conservation easement. <br /> <br />4) <br /> <br />The design review application shall be submitted within one year of the <br />City Council approval of the PUD Development Plan. The design of the <br />house to be constructed on parcel "A" shall implement the design guide- <br />lines for vineyard/estate sites stated in the Vineyard Avenue Corridor Spe- <br />cific Plan. <br /> <br />Page 8 of 26 October 7, 2003 <br /> <br /> <br />
