Exhibit "B" <br />Conditions of Approval for PUD-01-3M <br /> <br />Per City Council Approval <br /> October 7, 2003 <br /> <br />General Conditions: <br /> <br />The subdivision, public improvements, and landscaping covered by this approval shall be <br />constructed and/or implemented substantially as shown on the original development <br />plans, Exhibit "A", dated "Received February 8, 2001" on file with the Planning Depart- <br />ment. The buildings for this development shall be constructed substantially as shown on <br />the architectural plans covered by this modification, Exhibit "A" dated "Received August <br />21, 2003" on file with the Planning Department, except as modified by the following <br />conditions. Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to the approved exhibits. <br /> <br />PUD-01-3M, the approval for the new house designs and other changes covered by this <br />application, shall only apply if: a) the current owner of the property elects to pursue the <br />project pursuant to PUD-01-3M in writing by July 1, 2004; or, b) the current owner con- <br />veys the property by July 1, 2004 and the new owner elects to pursue the project pursuant <br />to PUD-01-3M in writing by July 1, 2004. Otherwise, PUD-01-3M shall expire and have <br />no further effect. <br /> <br />All conditions and requirements of the Vineyard Avenue Corridor Specific Plan and the <br />adopted mitigation measures of the Final Environmental Impact Report shall be applica- <br />ble to this PUD Development Plan. <br /> <br />Parcel "B" shall be subject to design review approval prior to construction. Building and <br />site design shall implement the design and use standards set forth by the Vineyard Ave- <br />nue Corridor Specific Plan, the "Vineyard Village Architectural Design Guidelines, <br />Vineyard Avenue Corridor Specific Plan", dated May 25, 2000, and the "Vineyard Vil- <br />lage Landscape Design Guidelines" dated July 19, 2000. <br /> <br />Lots 1 through 30 and Parcel "B" of this PUD Development Plan shall be subject to the <br />following uses and site development standards: <br /> <br />Permitted Uses: The following uses shall be permitted on all lots covered by this <br />PUD approval: <br /> <br />Single-family detached housing; <br />Household pets; <br /> <br />Page 1 of 26 October 7, 2003 <br /> <br /> <br />
