46. <br /> <br />Approved building materials and colors shall be stated on the plans submitted for issu- <br />ance of building permits. <br /> <br />47. <br /> <br />The homes covered by this approval shall be constructed to encourage telecommuting by <br />providing as an option telecommunications infrastructure consistent with state-of-the-art <br />methods, e.g., cabling for DSL service, wiring for total room access, etc. The project de- <br />veloper shall submit with the first building permit application those measures included in <br />the home construction for review and approval by the Planning Director before issuance <br />of the first building permit. <br /> <br />48. <br /> <br />The project developer shall ensure that there is full articulation, e.g., shutters, trim, grids, <br />and similar design details, on the homes facing the public trail located on the Old Vine- <br />yard Avenue right-of-way so that the designs of the sides of the homes facing the trail <br />matched the designs of the homes' front elevations. These details shall be shown on the <br />building permit plan set to the satisfaction of the Planning Director before issuance of a <br />building permit. <br /> <br />Photovoltaic Systems: <br /> <br />49. <br /> <br />The project developer shall provide to the buyers of the houses covered by this approval, <br />photovoltaic systems as an option. With the building permit plan set, the project devel- <br />oper shall show the installations for each of the buildings covered by this approval to the <br />satisfaction of the Planning Developer before issuance of a building permit. <br /> <br />50. <br /> <br />The project developer shall implement the following measures with the construction of <br />the structures covered by this approval so that the owners can install roof-mounted photo- <br />voltaic systems in the future: <br /> <br />Electrical conduit and cable shall be installed from the roof/attic areas to the build- <br />ings' main electrical panels. <br /> <br />Roof tresses shall be "engineered" to handle an additional load of five pounds per <br />square foot beyond that of the anticipated for roofing. <br /> <br />An area shall be provided near the electrical panel for the "inverter" required to <br />convert the direct current output from the photo-voltaic panels to alternating cur- <br />rent. <br /> <br />d. A bi-directional electrical meter shall be installed. <br /> <br />These measures shall be shown on the building permit plan set submitted to the Planning <br />Director for review and approval before issuance of the first building permit. The project <br />developer shall provide to the future homebuyers the necessary information delineating <br />the means by which photovoltaic panels can be applied to the roofs of the structures coy- <br /> <br />Page 13 of 26 October 7, 2003 <br /> <br /> <br />
