12. <br /> <br />The height of the primary structure(s) covered by this PUD Development Plan approval <br />shall be surveyed and verified as being in conformance to the approved building height as <br />conditioned. Said verification is the project developer's responsibility, shall be performed <br />by a licensed land surveyor or civil engineer, and shall be completed and provided to the <br />Planning Department before the ftrst framing or structural inspection by the Building De- <br />partment. <br /> <br />Final Parcel Map <br /> <br />13. <br /> <br />The project developer shall record at the time of recordation of the final parcel map recip- <br />rocal utility and drainage easements with maintenance and repair responsibilities clearly <br />defined between Parcels One and Two. Wording for the easements shall be submitted to <br />the City Attorney for review and approval before recordation of the final parcel map. <br /> <br />14. <br /> <br />With recordation of the final parcel map, the project developer shall make an open offer <br />of dedication to the City for Martin Avenue across the project frontage. The fight-of-way <br />dedication shall include a 28-foot wide street and an eight-foot wide public service ease- <br />ment located behind the curb. The street improvements shall include, but not limited to, a <br />rolled curb with parking on the west side only, new pavement, etc. No sidewalk is re- <br />quired on Martin Avenue. <br /> <br />15. <br /> <br />With recordation of the final parcel map, the project developer shall pay a pro-rata share <br />of the cost of the furore undergrounding of the existing overhead utility lines on Martin <br />Avenue, and the extension of a new water main across the Martin Avenue project front- <br />age, and of the widening of Martin Avenue. The amount to be paid shall be determined <br />by the City Engineer. <br /> <br />16. <br /> <br />With recordation of the final parcel map, the project developer shall make an open offer <br />of dedication to the City to widen Dennis Drive across the project frontage to a 28 foot <br />wide street, measured flowline-to-flowline of the rolled curb, with a five foot wide mono- <br />lithic sidewalk on the east side of the street. The right-of-way dedication shall also in- <br />clude an eight-foot wide public service easement located behind the sidewalk. The pro- <br />ject developer shall pay to the City the cost to widen Dennis Drive. The amount to be <br />paid shall be determined by the City Engineer. <br /> <br />17. <br /> <br />The recorded deed of sale for the lots covered by this development plan shall include a <br />separately recorded disclosure statement indicating the close proximity of the parcels to <br />the Livermore Municipal Airport and of possible impacts to homes due to aircraft over <br />flights. Wording for the disclosure shall be submitted to the City Attorney for review and <br />approval before approval of the £mal parcel map for this development and shall be re- <br />corded over the project site by separate instrument. <br /> <br />18. Prior to recordation of the final map, all modifications required to the design guidelines <br /> thorough conditions of approval shall be combined into a single comprehensive docu- <br /> ment. This document shall be submitted to the Planning Director for review and approval <br /> <br />PUD-27, Final CC Conditions Page 3 of 9 September 2, 2003 <br /> <br /> <br />
