43. Unless otherwise approved by the City, the private clubhouse shall have separate <br /> domestic and irrigation water meters with a City-approved backflow device. The <br /> meters and backflow device shall be screened from views. Details of the water <br /> meters and backflow device shall be shown on the improvement plans submitted <br /> to the Building and Safety Division for plan check and permit issuance and shall <br /> be subject to the review and approval of the Engineering Department prior to <br /> issuance of permits. <br /> 44. The applicant shall reconstruct the two existing curb ramps at the intersection of <br /> Lassen Street and Valley Trails Drive. Said ramps shall meet current City of <br /> Pleasanton and California accessibility or California Building Code accessibility <br /> standards. Details of the curb ramps shall be shown on the improvement plans <br /> submitted to the Building and Safety Division for plan check and permit issuance <br /> and shall be subject to the review and approval of the Engineering Department <br /> prior to issuance of permits. <br /> 45. The applicant shall reconstruct the curb, gutter, and sidewalk along the project <br /> frontage on the east side of Valley Trails Drive as determined to be deficient or <br /> non-California-accessible-compliant by the City Engineer at the time of issuance <br /> of the grading permit. <br /> 46. The applicant shall perform asphalt pavement repairs on the northbound Valley <br /> Trails Drive travel way along the project frontage as determined to be deficient by <br /> the City Engineer at the time of issuance of the grading permit. <br /> 47. The applicant shall apply a slurry seal treatment and restore the payement <br /> markings and markers and traffic lines to northbound and southbound Valley Trails <br /> Drive with limits from gutter lip to gutter lip and along the development's frontage. <br /> Details of the slurry seal treatment, pavement markings and markers, and traffic <br /> lines shall be shown on the improvement plans submitted to the Engineering <br /> Department for plan check and permit issuance and shall be subject to the review <br /> and approval of the Engineering Department prior to issuance of permits. <br /> 48. The applicant shall abandon all unused overhead and underground utilities, <br /> including but not limited to water meters and laterals and sewer laterals, per City <br /> Standards. Details of the abandonment of unused overhead and underground <br /> utilities shall be shown on the improvement plans submitted to the Engineering <br /> Department for plan check and permit issuance and shall be subject to the review <br /> and approval of the Engineering Department prior to issuance of permits. <br /> 49. The applicant shall submit evidence of compliance with the State General <br /> Construction Permit prior to approval of the grading plans. <br /> 50. New electrical transformers shall be placed underground or screened from view. <br /> Details of the new electrical transformers shall be shown on the improvement plans <br /> submitted to the Engineering Department for plan check and permit issuance and <br /> P16-1384, P16-1386, P17-0155 & PUD-113, Ponderosa Homes II, INC.
