Development Department and prior to City Council approval of the final map. The <br /> phasing plan shall identify the building(s) contained within each phase and the site <br /> improvements that will be constructed within each phase (e.g., roadways, fencing, <br /> parking, and landscaping) as well as the timing of the installation of the related <br /> improvements. The phasing plan shall also include plotting of all units, specifying <br /> unit type, or model for each lot, building envelopes, or setbacks, and shall be <br /> consistent with the City-approved plans. <br /> 12. The applicant shall enter into a subdivision agreement with the City agreeing to <br /> construct and complete all public and private improvements necessary to service <br /> the subdivision. The agreement shall be subject to the review and approval of the <br /> City Attorney and executed and submitted to the City prior to City Council approval <br /> of the final map. <br /> 13. If building occupancy occurs in phases, all subdivision improvements shall be <br /> completed prior to occupancy per the phasing plan and improvement plans subject <br /> to the review and approval of the City Engineer. <br /> 14. Prior to submitting the final map, the applicant shall submit a written request for <br /> new street names depicted on a site plan to the Planning Division and Engineering <br /> Department. Said names shall be reviewed and approved by the Planning <br /> Commission prior to submittal of the improvement plans and final map. The <br /> applicant shall show the approved street names on the final map prior to City <br /> Council approval of the final map. <br /> 15. The final map shall provide for a 56-foot wide public right of way on Streets "A" , <br /> "B", and "C", that consists of a 36-foot wide travel way (from face of curb to face of <br /> curb) and a 5-foot wide separated sidewalk and a 5-foot wide planter strip on both <br /> sides of the street. <br /> 16. The property owners of Parcel "A" and "B" shall accept public stormwater, treat it, <br /> and reconvey it to the storm drain system as provided for in the improvement plans <br /> approved by the City Engineer. The acceptance of such public stormwater shall be <br /> provided for in the Stormwater Treatment Measures, Inspection and Maintenance <br /> Agreement. <br /> STANDARD CONDITIONS OF APPROVAL <br /> Planning Division <br /> 17. Vesting Tentative Map 8259 shall be in substantial conformance to Exhibit B, dated <br /> "Received January 11, 2017," on file with the Planning Division, except as modified <br /> by these conditions or subject to modification if the General Plan amendment(P16- <br /> 1386), Development Agreement (P17-0155), and/or Planned Unit Development <br /> rezoning and development plan (PUD-113) adopted by the City Council differs <br /> from what was approved by the City Council.
