c. One set of the computer closures; <br /> d. One legible copy of the latest recorded deed for the property being <br /> subdivided; <br /> e. One legible copy of the recorded deeds for each of the adjacent properties <br /> unless those properties are part of a recorded map which has been <br /> recorded within the last seven years; and <br /> f. One legible copy of the recorded final map, parcel map, or record of survey <br /> used to prepare this final map. <br /> 4. The applicant shall post with the City, prior to City Council approval of the final <br /> map, a performance bond and a labor and material bond for the full value of all <br /> subdivision improvements necessary to serve all lots/parcels of the subdivision. <br /> The City Engineer may waive this requirement if the required improvements have <br /> been satisfactorily installed prior to approval of the map. The applicant shall post <br /> with the City, prior to City Council approval of the final map, a maintenance bond <br /> for the ten percent value of the all subdivision improvements necessary to serve <br /> all lots/parcels of the subdivision. <br /> 5. The applicant's title company shall record the final map, CC&Rs, and Maintenance <br /> Agreement, any grant deeds or easements, and any other required documents <br /> concurrently with the Alameda County Recorder's Office. <br /> 6. The applicant shall provide the City with a copy of the recorded final map in <br /> AutoCAD 2015 and PDF and copies of the recorded CC&Rs and other recorded <br /> documents in PDF within a reasonable amount of time following recordation of <br /> these documents. <br /> 7. The applicant shall remove all deed restrictions, if any, on the subject property prior <br /> to City Council approval of the final map. <br /> 8. For residential subdivisions or properties in residential zones, any existing <br /> assessment to which the property may be subject shall be cleared prior to the City <br /> Council approval of the final map. <br /> 9. The applicant shall vacate all private easements on the subject property that are <br /> no longer needed with the proposed development prior to City Council approval of <br /> the final map. <br /> 10. The applicant shall pay the in-lieu park dedication fees prior to City Council <br /> approval of the final map, at the rate then in effect, for the total number of buildable <br /> lots on the map. The applicant shall not receive any park in-lieu fee credits for the <br /> applicant's volunteered improvements to Valley Trails Park (i.e., turf/landscape <br /> replacement and tot lot). <br /> 11. If the project is to be phased, the applicant shall submit a phasing plan subject to <br /> the review and approval of the City Engineer and/or Director of Community <br /> VTSM 8259, Ponderosa Homes II, INC.
