May 1, 2017 <br /> Dear Mr. Mayor and members of the City Council: <br /> My name is Sandy Martin and I reside at 3450 Isle Royal Ct. I am writing because I am unable to attend <br /> the May 2, City Council meeting due to a prior work commitment. I would like this email to either be <br /> read into the record, or simply included in the record, whatever time will allow. <br /> I am whole heartedly in favor of the Ponderosa plan to develop homes on the parcel in the Valley Trails <br /> Development currently owned by the Evangelical Free Church; with or without the restroom facility and <br /> meeting room. <br /> It is a good in-fill development plan which will fit in with the surrounding neighborhood. Valley Trails is a <br /> fairly small neighborhood community compared to others in Pleasanton. With our horseshoe traffic <br /> design, we have limited ingress and egress. Traffic throughout our neighborhood is already congested. <br /> Our roadway width is hindered by on street parking which is necessary; couple that with sidewalks on <br /> only one side of many of our streets and our pedestrians and cyclists are maneuvering through a <br /> hazardous area. <br /> While Ponderosa's development would add additional traffic to Valley Trails it is far less intrusive than <br /> other types of development. A school would not fit into the Valley Trails area and with our restricted <br /> traffic pattern would cause too much congestion. Even a small elementary school will add at least an <br /> additional 200- 300 car each day just one way! A multifamily development would not fit into the Valley <br /> Trails neighborhood either. Even a small multifamily development with 200 units would be an <br /> additional 400 trips per day through Valley Trails if each unit had two vehicles. With the restricted <br /> traffic pattern and the site being at the bottom of the horse shoe anything more than a single family <br /> development would create too much traffic in an already restricted and congested neighborhood. <br /> I support this project because I believe it to be the best solution to the existing dilemma; what fits best <br /> on the property? Single family homes fit best. The church needs to sell its property and Ponderosa is <br /> willing, once again,to create an in-fill project that will fit into the existing neighborhood. I mentioned <br /> above that I support it with or without the restroom and meeting room facilities. We are a small <br /> neighborhood park and while they are nice amenities it isn't something that traditionally occurs in that <br /> size park. <br /> What is more important is that you have a group of neighbors in Valley Trails that have come together <br /> to build consensus and support a project. While I think that should have happened with Ponderosa's <br /> first project, it is happening now. It allows the church to sell its property, limits the impact to the <br /> neighborhood and actually enhances the neighborhood by eliminating an empty weed lot, a parking lot <br /> in need of repair and a building that is in disrepair. Please approve the Ponderosa Development for <br /> Valley Trails. <br /> Thank you for your time, <br /> Sandy Martin <br />
