Ponderosa Homes at 6900 Valley Trails Drive <br /> Initial Study and Negative Declaration <br /> ENVIRONMENTAL SETTING <br /> The project site is occupied by a church, parking lot, and undeveloped land. <br /> DISCUSSION <br /> a)-b) The proposed project is not located in a hillside or ridgeline area and is not <br /> designated as a scenic resource, scenic vista, or state scenic highway. <br /> Therefore, the project would result in no impact. <br /> c) The proposed homes would be 2,451 to 3,385 square feet 1- to 2-story homes, <br /> approximately 16 to 24 feet in height. The size, massing, and heights of the <br /> proposed homes would be similar to those of the existing residences within the <br /> greater Valley Trails Neighborhood. The earth colors, wood siding and stucco, <br /> and traditional architectural designs are consistent with the existing visual <br /> character of the neighborhood. New sidewalks, landscaping, streets, and <br /> street trees, would continue the pattern of development, circulation, and <br /> landscaping found in the neighborhood. Therefore, the existing visual <br /> character and quality of the site and its surroundings would not be <br /> substantially degraded and the resulting impact would be less than <br /> significant. <br /> d) The project would include standard down lighting for exterior building lighting, <br /> roadways, and parking lot lights. All exterior lighting would be directed <br /> downward and designed or shielded so as to not shine onto neighboring <br /> properties, as per standard conditions of approval. To verify this, the project <br /> sponsor is required to submit a final lighting plan and include drawings and/or <br /> manufacturer's specification sheets showing the size and types of the light <br /> fixtures for the exterior of the buildings, according to standard conditions. <br /> Lights in off-street parking areas would also be required to be shielded to <br /> prevent light spillover, as required by Pleasanton Municipal Code (PMC) <br /> Section 18.88.040.J. Therefore, this potential impact would be a less than <br /> significant. <br /> 12 <br />
